You may or may not have heard about the EXIT formula. The opportunity to earn single-level residuals.

Traditionally, every real estate agent had only a few ways to earn an income. They could take listings or work with home buyers.

As a result, most agents are capped at their income because they can’t put in more working hours.

The very few learned how to scale their production by leveraging systems and people. They hired real estate assistants or other real estate agents to help them take more listings and make more sales.

EXIT Realty offers an opportunity for real estate agents to increase their earnings at scale and improve profitability.

Meaning, they can make more money while working less.

How The Exit Formula Works

When a real estate agent is introduced and recruited into EXIT, each closed transaction the agent closes generates a payable bonus, equal to 10% of the gross commission income, to the individual who sponsored that real estate agent into the company.

Let’s take an example. You work for EXIT Realty. Your friend Kyle asks about being a real estate agent and so you introduce him to your broker.

With no desk fees, the extra level of support, and family-culture, Kyle decides that EXIT is the right brokerage for him. He closes a real estate transaction worth $9,000 in gross commission income.

EXIT Realty’s head office pays you an equivalent of 10% of Kyle’s gross commission income, or $900.

The payable bonus comes from EXIT Realty’s head office. Not your friend, Kyle. Nor from your broker. This bonus never affects your sponsored agents’ commissions. Unlike the common effect being on a real estate team has.

An agent can earn up to $10,000 per year as long as both you and the agent you sponsored are at EXIT Realty.

How Much Can I Earn With The Exit Formula?

Under the EXIT Formula, a real estate agent can earn a significant amount of money.

For example, imagine you sponsor a real estate agent who produces $50,000 in gross commission, resulting in a $5,000 payable bonus to you.

Next, imagine if you sponsor 10 of these agents into the company. You would receive a yearly payable bonus of $50,000 per year.

That’s more than the average real estate agent earns. You can literally earn more than 100% of the commission you generate.

EXIT Formula And Retirement

Wait… there’s more.

Under the EXIT Formula should you decide to retire from real estate, a “pension plan” is created from the sponsoring bonuses that you established.

You will receive a 7% residual bonus from the company with the opportunity to add to it by sponsoring more agents into the company.

Most real estate agents are forced to work well into their 60’s because of a lack of retirement planning. The EXIT formula offers an opportunity to have income once you decide to retire.

In addition, the residuals are payable to a beneficiary should you die. EXIT Realty will pay 5% residual bonus to your family.

This is a great option to have along with life insurance. There is no other real estate broker or company offering a plan like this.

Is EXIT Realty A Pyramid Scheme?

When people are first introduced to the EXIT formula, they ask if EXIT is a pyramid scheme. That’s a valid question.

The answer is no. And here is my case for why EXIT isn’t a pyramid scheme.

First, there are no residual bonuses paid to you beyond the first-level. Meaning, you only receive a residual bonus for the agents that you directly sponsor into the company.

A pyramid scheme will pay bonuses and income on people your sponsor sponsors. And this can go really, really deep to where you are getting paid a share off of sponsors, sponsors, sponsors, sponsors.

In fact, eXp has a similar model to a pyramid scheme. You can get paid off the agent you sponsor and agents that are sponsored by your sponsors. It can go seven levels deep.

At EXIT, that type of model doesn’t exist. You only get a bonus off those you directly sponsor into the company.

Second, the residual bonus is more like a bonus any company offers for referring your friend to your employer.

For example, the Army National Guard and the U.S. Army created a referral program where a soldier would receive cash bonuses, a higher rank, and prizes if they referred to person who successfully enlisted and completed basic combat training.

I wouldn’t call this type of program a pyramid scheme, but a marketing effort to improve their recruiting numbers.

EXIT Realty is offering an incentive to get your friends to come work for EXIT Realty rather than another company.

Why Does EXIT Offer The Formula?

EXIT offers their formula as a recruiting tool. Imagine for a moment you’re the CEO of a real estate company. Your objective is to increase the number of agents that work for the company.

How do you do it?

You could try spending money on marketing and posting job ads around career search websites, like Indeed or Monster.

Even if you post the job listings for free, you will still need to pay someone to write up the job ad, post it, and continually refresh it.

Now imagine you’re having to do that across all markets in the entire United States and Canada. It could get pretty expensive, pretty fast.

EXIT Realty decided to cut all of those recruiting efforts out and instead rely on their agents.

Rather than spending millions paying a marketing agency to recruit real estate agents, they are paying millions to their real estate agents for sponsoring other agents into the company.

Instead of taking large cuts from their agents and spending it on recruiting, like many of the traditional brokerages (Century 21, Coldwell Banker, Keller-Williams), they are paying residuals to their agents.

Allowing their agents to earn more.

EXIT Realty annually pays out many millions of dollars in residual bonus checks as a perpetual “thank you” for helping to build the company.
